02 — Services and fees
Choose the level of support you need. Every fee is fixed, written into the engagement letter, and never tied to a seller commission.
A written brief covering district, plot size, budget band and must-have infrastructure, followed by a shortlist of five to seven verified properties.
Fixed fee UAH 12,000
Utilities, road access, zoning, school and transport notes, each tagged with its source and the date it was checked.
Fixed fee UAH 9,000 per district
Scheduling, accompanied visits and a same-day written comparison of condition, access and asking price against local evidence.
Fixed fee UAH 6,500 per viewing day
Price analysis, negotiation support and a document checklist covering ownership, encumbrances and completion steps.

05 / Process
Five stages, each closing with a named deliverable. The durations below are typical for the Kyiv suburbs and are confirmed in writing after your consultation.
We meet in person or by call and turn a loose idea into a written brief: district, plot size, budget band, commute limit and the features you will not compromise on.
Our local analysts map utilities, road access, school and clinic distances, plus planned construction nearby. Every claim carries a source tag and a date.
We present a shortlist with a standardized dossier per property: legal status, plot and floor area, utilities, road access, completion state and a pricing analysis in UAH with a USD reference.
We schedule the visits, travel with you, and log what we see on site, from water pressure to the state of the access road in wet weather.
We prepare the offer, review the documents with your lawyer, and set out the payment and registration sequence. Our fee is fixed and disclosed upfront, with no commission from sellers.
